well it seems from the comments that I have might not been clear about the situation.

it's not that you have a few retired settled people just airing out quietly and having a calm chat.

were talking abt young boys and girls in the front steps sitting there all day, makes a very very bad impression.  it's the type that you wouldn't wanna rent an apartment  there seeing this.

HI ALL,

I have this small uilding in a C- area, recently one of the tenants son started having friends over and they hang out in front of the building, it can be from 2 to 4,5 people hanging out in front of the building on the steps and smoking..

IS THERE ANYTHING I CAN DO? like people can say i am allowed to be in front with friends..

what would you suggest?

THANK YOU VERY MUCH

Zillow the website is also hot garbage as far as rentals. Last two times we placed ads on GoSection 8.... Zillow duplicated the ad and put it on their website to get more traffic.... people were calling us and we told them we didn’t even advertise on Zillow.

is go section 8 a site to post section 8 tenants/

Consider requeirng rental insurance. Make sure to have a pet policy that is strong. Stick to your lease closely. Hope that helps!

i have a lot of rentals and never enforced rental insurance, can you please explain the importance?

I’d call and discuss it with the tenant before sending of course.

hi, thanks so much  i appreciate your input. how should i write it up?

there is no way to have to separate lease dates, one on my personal, and one with section 8, or to just right an addenda that we are changing the dates?
