@Umair Ahsan If possible, see if the bottom floor in a closet can be taken apart without damaging. There was a similar house I went to last month and it had oddly leveled 1st floor. Thankfully one of the closets had enough floor warping for inspector, and it looks to be termite. Not to say that's the property you're looking at though, but definitely consider the worst case scenario.

@Linda M. It depends on the type of fireplace, its condition and where it is located. If the latter two points are ideal, the type matters less.

@Aj Bowman There are GCs that sub their work out as well, so it might not be as black & white. Whoever you do choose, you'll still need to inspect the work continuously until you've established a good rehab team.

@Craig H. Being an agent for me gives investing an additional tool in assessing deals, negotiating and dictating the pace of the transaction. There's already a lot of uncertainty in real estate, so I'd like to be in control as much as possible. 

People spoke of disadvantages as an investor when you're an agent, but I haven't encountered it yet.

A car to a realtor/investor is akin to how one dresses. You don't need to wear a $5,000 suit to impress someone, but a $200 clean suit that's tailored to you still goes a long way versus someone in pajamas.

My 2 cents is look at your own needs first. If you happen to have a family and a SUV that has great crash-rating is important, then getting that SUV fulfills you, your family and clients. Winner winner, chicken dinner for everyone.

The good weather definitely helped. I'd like to see if that number still holds true this weekend when it's only high 30s/low 40s.
