Picking the final location is a big decision! When doing research on areas that you are interested in, I would identify industries with positive growth trends, analyze market reports, industry publications, and economic forecasts, consider emerging markets and technologies.

Personally, I invest in Columbus. I believe there will be high appreciation here, due to many large companies pumping money into our area, such as Intel, Google, and Amazon.

Hey Nick, 

Cincinnati is a good place to start OOS investing. Especially when out of state, it is important to select a suitable area in the city. For cash flow on STR, downtown B areas such as Pendleton could be a great option.

congrats on getting started! When finding an out of state market to invest in, I would start by finding a few markets that catch your eye. Then research on the areas that you are interested in, I would identify industries with positive growth trends, analyze market reports, industry publications, and economic forecasts, consider emerging markets and technologies.

Personally, I invest in Columbus. I believe there will be high appreciation here, due to many large companies pumping money into our area, such as Intel, Google, and Amazon.

In general, Ohio is a highly cash-flowing state. If you're looking for more cash flow and less appreciation, Cincinnati and Cleveland are good options as well.

Hey Amit,

It can be a little rough, but there are great investment opportunities in this neighborhood as well. If you're looking to do section-8, you can bring in some pretty good cash flow. The updated rents for a section-8 3 bed in Columbus are now over $1,600 a month.

Linden and Hilltop are good neighborhoods for low-cost barrier to entry, high cash-flow especially with section-8. I would advise to get a good PM in these areas. If you're looking for an A/B class neighborhood, I'm finding great deals in Reynoldsburg.

Hey Elly,

My partner is closing on a light rehab BRRRR that I found for 60k in Columbus. There are plenty of deals still here in the mid-west. If you're looking for cashflow I suggest looking into Cleveland.
