Hey, Jonathan, picking a market will be one of the most important decisions. Do some research on areas that you are interested in, I would identify markets with positive growth trends, analyze market reports, industry publications, and economic forecasts, look at emerging markets and technologies.

You will also need to develop a core 4. It consists of a realtor, contractor, property manager, and a lender once you have this foundation you should be able to scale in any market. 

I think Columbus is a great option to consider. Multiple, billion dollar companies are investing substantial amounts of money into our area, such as Intel, Google, and Amazon. Which in turn will bring plenty of other investors and general business into the market.

Hey Naseema, 

You should think about developing a core 4 when new to investing OOS. It consists of a realtor, contractor, property manager, and a lender. Once you have this team in place, you should have the foundation to invest in any market confidently while not being there physically. 

I live and invest in Columbus, Ohio and believe it to be a great option to consider. Multiple, billion dollar companies are investing substantial amounts of money into our area, such as Intel, Google, and Amazon. Which in turn will bring plenty of other investors and general business into the market.

I personally invest in Columbus, Ohio and think there is plenty of opportunity and future growth in this market. Multiple, billion dollar companies are investing substantial amounts of money into our area, such as Intel, Google, and Amazon. Which in turn will bring plenty of other investors and general business into the market. 

I've found quite a few good flips and BRRRRs off-market. If you would like, I could send you a few examples in PMs.

I think Columbus is a great option to consider. Multiple, billion dollar companies are investing into our area, such as Intel, Google, and Amazon, due to reasons such as lower costs on land, great tax abatement opportunities, and an attractive cost of living for employees.

Hey Josh, I live and invest in Columbus and am looking to expand to Cincinnati as well. I think going with a turnkey strategy is a great option, since you are out of state. It will make it a more manageable investment, having a busy schedule outside of real estate. I'd suggest a B or B- neighborhood due to lower average costs of maintenance and high appreciation. I would be happy to discuss more and talk about some neighborhoods to look into.

I work at the brokerage Reafco based in Columbus, and we find a lot of off-market deals in the Ohio markets. I would be happy to share some examples in pms. They are a little more tricky as the sellers sometimes want to sell one day and change there mind the other, but when these deals work out, you can buy into instant equity.

I would identify the market that you want to invest in, then find a US lender that does work in given market. I invest in Ohio and live about 6 hours away from Toronto. Personally, I believe there are great investment opportunities here. If you would like to discuss our market, I would be happy to hop on a call.
