I find plenty of BRRRR deals here in Columbus. For OOS investing you will need to have some form of boots on the ground.

Hey James,

I think OOS is great option if you can't find entry in markets closer to home! I don't know if you have heard but interest rates will start to drop, so it may be a good time to finally enter the game. 

As for OOS I would first find a market that is suitable for you and showing signs of potential market growth. Then I would focus on growing relationships and building your core 4.

The core 4 is essential to long-distance investing. It consists of a realtor, contractor, property manager, and a lender. Once you have this team in place, you should have the foundation to invest in any market confidently while not being there physically.

Hey James, 

I'm 19 as well! Glad to see others starting young. I think if the deal is good enough you should be able to find financing no matter your situation. Have you looked into Columbus or Cleveland? My team finds plenty of deals off-market in Ohio.

As for OOS, I would focus on growing relationships and building your core 4.

I live and invest in Columbus. Have you looked into smaller multi-families? This could be a better way to enter as you can get some experience under your belt and build some trust with lenders. 

Not sure if you're talking about condos or whole apartment buildings.
