Hey Allen, In Cleveland you can get some good cash-flow with a duplex. ROI would all depend on how good of deal you find and your investment strategy. I think a duplex is great place to start as the larger you go the more moving parts you will have to manage and you will start paying larger costs with commercial zoned buildings.

Hey Savannah,

 I think Columbus, Ohio is a great option to consider. Multiple, billion dollar companies are investing into our area, such as Intel, Google, and Amazon, due to reasons such as lower costs on land, great tax abatement opportunities, and an attractive cost of living for employees. 

As for OOS investing you need a boots on the ground team that consists of a realtor, contractor, property manager, and a lender. Once you have this team in place, you should have the foundation to invest in any market confidently while not being there physically.

Cincinnati is a great market in Ohio and has a low cost barrier but Columbus is seeing even more job growth and appreciation.

Pittsburgh is a market i'm not too familiar with, but I do know Ohio. I live and invest in Columbus and I believe it's a market definitely worth looking into. Multiple, billion dollar companies are investing into our area, such as Intel, Google, and Amazon, due to reasons such as lower costs on land, great tax abatement opportunities, and an attractive cost of living for employees.

Cleveland is great for that high cash-flow. Columbus is worth looking into as well if you want to hold real estate long term.

Have you looked into other Ohio cities? I have been finding some great off-market deals in Columbus! It's a great city for some potential long term appreciation.

I'm 19 and in real estate as well. Being busy with school and sports can definitely make it hard to make time for investing. I would suggest that you look into house hacking!
