Hey Eric! While I live in Memphis, I have spent quite a bit of time in B'ham and Arkansas.  All three are great markets, but extremely different cities.  Personally,  I would chose where I wanted to live first and then focus on the investment market (assuming that you have already vetted the markets).  Though as an avid mountain biker, I should have made a better choice than living in the flats of the delta!!

As stated above, this seems like an admin nightmare. You will spend too much time keeping up with paperwork vs. keeping up with the things that make you $.

Matthew, As always get someone on the ground that knows the area well, especially in Memphis. It can be great or dicey in any direction. Rhodes is beautiful, but if it were me I would look to have more rentals near UofM than Rhodes. If I were you I'd look to @James Wachob or someone like that here that can help you find something.

Interesting. New Orleans...now that's only 5 hours away. Might just make it. Who wants to go red fishing in Barataria at the end of this?

Advice you didn't ask for Frank- do an online course that you can learn at your own pace. These generally are easy exams, and if you have to listen to someone drone on for hours (even online) you'll probably be frustrated. I think it took me less than 30 hours of actual study time for all the courses here in TN, and even then I was overprepared! Best of luck!

Laundromats can be great investments, but take time to build clients and a lot of upfront work. Once they are up and "spinning"...(sorry...too much coffee this morning) they are wonderful investments. There's a steep learning curve though, as laundromats thrive in places where laundromats are needed most...areas of town where folks don't have access to washers and dryers in their home. Overall though, my war stories are fewer and the lessons learned along the way aren't that expensive. I can't think of anything wild that has happened that cost more than $1,500. Can't say that for my SFR's or any other business I own.
