I have a lead on a dry cleaning company just outside of Little Rock, AR... The real estate is priced under market value. The business has two locations, and boasts revenues tracking 9% growth from 2017, and cash flow is up 21% from 2017. So, you could own real estate with immediate equity, and either run a business with upward trends yourself, or hire someone to run it for you. As far as my thoughts on foreclosures, I'm assuming your friend is talking about REOs? Agents can easily look up this list on the MLS, along with potential short sales, auction, and HUD properties. Unfortunately, in our experience, most banks are trying to get retail for their REOs right now due to the low housing inventory here. That's not to say you can't find a deal, but most banks certainly aren't desperate to unload them for bottom dollar. However, if you'd like to get a list of REOs to see what's out there, my husband (a Keller Williams realtor) can easily pull one for you. Just let us know if we can help.

There are also some awesome wholesalers in our area. @Henry Washington often has profitable off-market properties. Reach out to him and get on his list. 

Celebrating your success with you! I knew some of your story, but not the entire picture. It was an amazing read to learn your full journey. Congratulations! And keep up that amazing progress! 

Find a good partner for flips to earn seed money for your rentals. If you give investors a split of your profits, and you find and manage the deal, they may fund the entire project. This is how we got started. You have to find really good deals, since you're splitting equity. It has to make sense for your partner. However, if you find a good partner with cash, but not a lot of time to find or manage deals, it's a great strategy.

Great to meet you! We live in northwest Arkansas and invest here. It's a great area. We've done both flips and now are starting on some new development ventures. We haven't checked out investments in other areas of Arkansas as we've wanted to stay with a more boots-on-the-ground approach. However, I know many here invest around the Little Rock area.
