Hi BP Friends,

Anyone out there that has multi rental properties in Atlantic city that can tell me what are you guys paying for property insurance on your 5+ rental units ?  I am trying to get quotes for a 6 unit property I have and the quotes are coming in in excess of $10K.

Buffalo NY is a great market to invest in and in your own state.  Prices are still reasonable and is a great up and coming area.  Start by taking weekend getaways there and get familiar with this area.  research the different neighborhoods within buffalo such as Allentown or Elmwood Village, Black Rock or University heights; All great places.

Hi Nikolai, first of all, congrats on your path to real estate ventures. You can get lenders that will lend based on the deposits your business/or you put into your bank account.  Find an investor friendly lender that will best suit your needs.  PM me your contact info including your email and phone number so that I can send you more info on these lenders.

@Ryan Goldfarb  yes, I understand that being in a coastal location is the problem, even though where I am located doesn't require for me to have flood insurance. I have gotten an estimate from NREIG but their fees are extremely high.  They wanted $6500 a year.

Hi BP Investors! 

I am looking for a property insurance company that insures 4plex rental properties.  I am having a hard time finding companies that insure quads.  So to all the BP investors that have quads in New Jersey, can you give me your property insurance carrier's contact info and share your experience with me?

Hi Joon,  Easton is a great location to buy rental properties specially within the college areas as those rent well.  Trenton area is not as nice as Easton but I believe you would find better deals.  Unfortunately North Jersey is really really tough to cash flow when the purchase prices in those multi's are so high and as a person that grew up in Central Jersey I can tell you that it is now equally as tough as North Jersey to find great deals.  New Jersey is still your best bet to invest in Multi Family properties and being that you are just starting out I would suggest you stay in NJ to be close to your investments.  My recommendation for you and where I take all my investors is South Jersey.  You can still find investment properties that are priced right and cash flow well.
