@Miles Scott I lived in New Brunswick, NJ for first 30 years of my life. I know the area so well and I can tell you it is sooo overly priced. The student housing around the Easton Ave, Louis Street, or all streets surrounding St. Peters and RWJ Hospitals are extremely expensive that is hard to get cash flow positive. I hope you are looking to buy off market, foreclosed or direct seller properties to get good deals. Good luck with your search.

@michael scanton $800 -$900 for a studio? that seems quite high but I don't really know much since I am new to AC investing. The property is in the Chelsea Heights area, does that make a difference?

Hi BP Investors in AC!
I need your advice and your referrals. I am looking at a 4 unit property that needs total rehab. This property was illegally used as two 1 bedroom apartments but must be brought back to it's original use which is 4 studios or efficiencies (as some like to call them). My question is if there is enough interest and/or potential renters seeking to rent studios in AC? My fear is that I rehab this property and then have a hard time finding renters. Give me your honest opinions. Also, do you know of any good and reasonable contractors that do rehabs in Atlantic City? I would greatly appreciate your recommendations.

@Elliot Landes I just closed on a 4 unit property last month in the Chelsea area of AC and I can tell you so far I am happy with my purchase. Mind you, I am fairly new to AC and definitely new to being an owner in AC. I inherited the tenants with the property but I had no issues with getting the rents on time on the first of this month. All the tenants paid and from the info I got from the previous owner the tenants always paid even during this pandemic. The only thing I find is that the rents are low for the area but I don't plan on making any increases in the near future.
