@Jason Bott Hi Jason, the property will be completely empty of any tenants living there while rehab is taking place.  As far as mechanical systems, yes, I would say it's going to be a complete overhaul since we are re doing  new electrical, hvac, plumbing etc.

I am currently about to take possession of a 7 unit property that we are going to Brrrr.  I am looking for recommendations on affordable property insurance for multis while being rehabbed.  Any one that has gone through a Brrrr in NJ before that insured their properties, please let me know who you used to insure your property with?

To All My  Atlantic City and South Jersey BP Multi Unit Owners Where do you get your best deals on Small Apartment appliance packages from?  Currently remodeling a couple of units and need to find other contacts as my current one is 6 weeks behind on their orders?   Also looking for best priced kitchen cabinets as well.

HI Bigger Pocket Friends,

Looking for recommendations on an insurance company that does multi family properties in Atlantic City.  I am specially interested in those companies that cover 3 units or more.  I have been advise by my current insurance broker that my insurance company will no longer cover multis that are 3 or more.  Would appreciate your input as to who you are using and what you are paying for a yearly policy.

Hi Marc, In the market I am in, electric heat is a turn off.  Tenants walk away from properties that have electric heat.

@LeaFein, I would tell you who I use but honestly, unfortunately she is not that good. She is not business savvy nor has any clue what investors look for. Basically, I would find my own properties and just use her to present the offers. This is the reason why I decided to go get my real estate license and become a realtor. I will be getting licensed in January so if you are still in the market by then I will definitely scout great cash flowing properties for you (both MLS and off-market deals)!

@Osama Syed, at the beginning I was at the property every weekend. However, because I now have a group of handymen, electricians, plumbers etc, on my roster on whom to call, I am there maybe once a month sometimes once every two months. Now a days, if a problem arises I just call on someone who is available have them go over give me an estimate and if I agree on the price I let them do the work. I started just buying the first couple properties, than I bought my first BRRRR and now that I know that the BRRRR works I intend to keep repeating the BRRRR. Like I told you in my previous post, South Jersey is your best bet because you can still find deals. Look for towns that are high rentals and that have big companies nearby where these local tenants go to work. If there is a high demand for rentals and you have big companies supplying the job force than the area is a great area to invest in.

Anyone uses a RUBS (Ratio Utility Billing) Company in New Jersey for gas metering on small multi properties? I am looking to see how I can best individually bill my 3 unit tenants their gas heat. This property located in Ventnor NJ was built in 1920's and the cost to have an individual boiler for each unit is over $40K total. I need to start billing tenants for their usage of the gas heat so I want to hear how other investors have dealt and solve a similar problem.
