(580)222-6106. Our fee to locate a tenant is half of the first months rent and then 10% of collected rent after that. Free quarterly inspections, free evictions (if needed), we don’t make money on repairs. Hi BP family! I was wondering if anyone would be willing to share the form they use when partnering on a flip. I’m an experienced real estate investor and realtor, but have never had a partner. My name is on the deed. I know I can put a lien against the property for their contribution amount, but they trust me and are willing to be reimbursed (plus percentage of profit) when it sells. Any help is greatly appreciated!!

@Eric Elijah Tell Congrats on investing on your first Oklahoma property! It’s a really stable market with good returns on rentals. We have quite a few out of state investors, mostly Californians for some reason.

There’s amazing investing opportunities here in Oklahoma. I live in Ardmore, the first notable town north of Texas on I-35. We are 1.5 hrs to Okc or Dallas/Ft Worth. Just a few miles from a beautiful lake and the world’s largest casino. This little town is booming. Houses here are very inexpensive. Cap rates are around 8% with everything factored in. Several of my rentals are capping at 15%. I own a real estate company here and also do property management. My vote is admittedly bias, but check into Oklahoma. It’s a great place to invest.

I have the solution! I am you 10 years in the future. I taught for 4 years and then started pursuing real estate full time. Congrats on being able to save so much on a teacher salary. I was able to create a million dollar net worth in 10 years after graduating college.

Buy and hold is a great strategy when you have extra money, but I found the quickest way to turn cash into more cash is to flip. In my area you can still get flips right off the MLS that will make you a tidy profit. You have summers off, and no family, so what a perfect time for a project! Just make sure you triple check all your numbers. I have friends in Dallas that flip properties if you're interested.

As you get extra cash invest in rentals. After 10 years you should be able to retire and live off of your rentals. Seriously. I am 32 and have been to 30 countries and have taken 3 month vacations at a time.

Now I’m settling down and doing the whole family thing. You’ll figure this thing out! You’re already asking the right questions.  I’m happy to help if you ever want to reach out. Good luck!

Rhett Tullis, thanks for the advice. I live in a small community. A large number of older property owners don’t get out much nor do they get on social media.  This is why I thought a one-time mailing of postcards might be worthwhile. I was able to find a place that gave me the names of all people who own 3 or more parcels in my town. I’m not sure if it’s just an Oklahoma company, though.

It cost $0.05 per name. I will end up mailing out about 1,000 postcards. There isn’t much competition for property management, but I’d like to hit Facebook, direct mailers, networking, and signage to get our name out there.

@Geral Lowe Good morning. Thanks for your inquiry. I am about 3 hours away from Tulsa and don’t know enough about their market to be able to help. 

I do property management in Southern Oklahoma. My town is halfway between Okc and Dallas on I-35. Our town growing like crazy, just 30 minutes away from the world’s largest casino and a beautiful lake. If you’re possibly interested in investing in this area, I’d love to show you guys around, or send you more info.  Renting is more expensive than buying in our market, so it’s a great place for landlords.

I have excellent references from foreign investors.  I can find properties, oversee the renovation (if needed), then resell or rent and manage it.
