Hi Chris. I work for Brentwood Property Group and we manage properties in the Indianapolis area. For LTRs, we take a management fee of 10% each month. At the beginning of a new lease, we take a 50% leasing fee. For MTRs, our monthly management fee is 13%, and our leasing fee depends on how long the lease is. 12% 0-2 months, 20% 3-6 months, 30% 6-8 months, and so on.

Hi Kristin! I agree with Jill—Buildium has been a great choice for us. Compared to other software, a standout feature is its texting option, which allows you to view and manage all tenant communications in one place. Anyone with access can read and reply to messages, which is incredibly useful. For general calls and messages with leads, rental owners, etc., we use OpenPhone. It allows multiple lines—such as a main office line, MTR/LTR inquiries, vendors, and rental owners—making communication easy and organized.

Hi Kevin, I agree with the other feedback. We manage properties in Indianapolis, and at the end of each month, we collect rent, deduct our fees and any repair costs, and then pay the rental owners the remaining balance.

Hi Brett, I work for Brentwood Property Group, and we manage over 20 MTRs, all of which are posted on Furnished Finder. We haven't had any notable issues with Furnished Finder, as that is where we get most of our tenants. Some of our properties are hybrid (STR and MTR), so occasionally, we will have leads or housing companies reach out after seeing the property posted on Airbnb. We only use Furnished Finder to post our listings and obtain leads. We use Buildium to review applications, sign leases, etc. Hope this helps!

Hi Brady! We manage MTRs in Indianapolis. As others have mentioned, a good starting point is identifying your target tenant. Many of our tenants are traveling healthcare professionals, so it helps that a majority of our units are close to hospitals. We offer fully furnished rentals with all utilities included in the monthly rent, which allows us to charge a bit more. Our stays have a 30-day minimum, though tenants often stay 3-6 months. Each tenant also signs a lease agreement for added security.

We manage several 'hybrid' properties in Indianapolis, where many function as STRs for the majority of the year and shift to MTRs during the winter months. This approach has worked well for most of our properties. However, I’ve noticed that larger homes (3-4 bedrooms) tend to have difficulty renting as MTRs since most MTR tenants in our area are traveling healthcare professionals, typically renting solo or with one other person.

I work for Brentwood Property Group and manage MTRs in Indianapolis, and many of our tenants are traveling healthcare professionals. Having an MTR near a hospital is a plus. When assessing if a property will do well as an MTR, we typically look at similar listings in the area on Furnished Finder, where we find most of our tenants. This can give you an idea of potential rental income. Another factor to consider is whether you’re willing to furnish the property, as MTRs generally need to be furnished.

Hi there! From our experience managing multiple MTRs in Indianapolis, larger homes don’t appeal as much to traveling healthcare professionals. Although we list our MTRs on Furnished Finder, most of their users are traveling nurses, making it harder to rent out our larger properties. We’ve been exploring CHBO, which is similar to Furnished Finder but connects with insurance adjusters and relocation companies, potentially filling larger rentals faster. Additionally, ALE Solutions (housing relocator) offers a "Preferred Landlord Program" for priority placement within their network.

Hi Miguel! We manage over 65 properties in Indianapolis, ranging from LTR to MTR, and STR. For MTRs, we charge a 13% management fee each month for the duration of the lease. For the first month, we charge a leasing fee (on top of the management fee), which varies based on the lease length. For example, we charge 12% for 0-2 month leases, 20% for 3-6 months, and 30% for 7-8 months.
