Post: Furnished Finder Worry Free Waiver

Hi! Has anyone used the Furnished Finder Worry Free Waiver? From what I understand, it's designed to replace a traditional security deposit. Our management company currently collects a traditional deposit from all tenants, including traveling healthcare professionals. I'm intrigued by the concept of this waiver but would love to hear from anyone who has experience with it.

Hi Michael! Our property management company handles both STR and MTR units. During the slower winter months, we convert some STR properties to MTR. We use Buildium, a property management software, where all applicants over 18 apply, undergo a screening process, and sign a lease. We also collect a cleaning fee and security deposit for each rental. Furnished Finder is where we list our MTRs, and a majority of our tenants are traveling healthcare professionals. We still require an application, background check, and deposit for these tenants. Occasionally, traveling healthcare professional have their contract canceled. In that case, if they can provide us with proof of contract cancelation, we terminate their lease without a fee and refund their full deposit (assuming there isn't any property damage).

Thanks, Sarah. That's great information. As a property manager, do you source tenants other ways besides furnished finder? And how many people per booking do you usually get? 
Most of our mid-term rentals are exclusively listed on Furnished Finder. However, we do have a few hybrid properties listed on Airbnb with a minimum stay requirement of 30 days. The majority of our bookings come from traveling healthcare professionals, typically accommodating 1-2 guests at a time.

Hi there! I am a property manager with Brentwood Property Group, and we manage short-term, mid-term, and long-term rentals in the Indianapolis area. For mid-term, once we have a tenant in place, we charge a leasing fee (between 10-50%, dependent upon the lease duration) for the first month along with a management fee of 13% of the monthly rent. The 13% management fee will then be charged each month for the duration of the lease. For long-term rentals, we charge a leasing fee (50% of the first month's rent for a 1 year lease), plus a 10% monthly management fee, when we have a tenant in place.
