We work with a number of homes that have casitas. Normal inside 410, but not always. I have seen places where they can rent separately. However, that depends on how you want to do things. The easiest way to work with both units which provides a good experience for everyone involved, is to make sure they are metered differently, where is parking, how does mail for each unit work, and are there any common places? (shared walkways or driveways, ect.)
If you are using a PM company to manage them, add the above-mentioned questions to your "interview" list.

Great list!
A big question I personally feel people overlook is, how the eviction process works, and how is it paid for.
Would almost always start by searching NARPM. Lots of PM companies that are reputable are involved with the organization.

Hello! I would start your search with NARPM. There are tons of great PM companies involved with the organization.
In addition to the questions above, would add:
1) How are utilities handled?
2) What is the reserve amount?
3) Does the PM pay taxes/HOA dues/Insurance etc...
4) Average days on market
5) Policy on late rent
