 Hopefully, you have language in your lease regarding lock-outs and fees.  Definitely should be tenants responsibility to pay for thier request.

@Charles Burgess As a PM Company, we tried this with a 3rd party, added the service bundled into our Resident Benefit Package that the tenant pays monthly.  After an audit, with what we collected vs. pest control requests, the average cost was about $750 per request, so we lost on that concept.

That said, definitely not a fan of offering this program as inclusive to tenants.

@Nathan Mabery Absolutely, with population growth year over year, military, etc. SA and surrounding areas are prime locations for investments in SFR's.

Hello! I would start your search with NARPM. In addition to the questions above, I would add:

1) How are utilities handled?

2) What is the reserve amount?

3) Does the PM pay taxes/HOA dues/Insurance etc...

4) Average days on market

5) Policy on late rent

@Tafford White  You may want to look at joining NARPM and you can get plenty of resources in TX through the local chapters.  www.NARPM.org 

One free resource is the facebook group for PM's, you can post in that forum as well to see if anyone has a referral for you - PMMastermindGroup

@Colby Burns  Agreed regarding the PM side with them (A member of my spouses family had a horrible experience with them)  Regarding the construction side, I cannot speak to.  Here's an old article I posted a few years back - Key is good communication.
