Was that a question for me or the tenant? :)  I used to offer extended leases for a  monthly reduction in rent to cut down on move in and move outs, which is very hard on houses.  Due to inflation, I'm only offering 1 year leases now and increasing my rent by $200 a month.  Next year, if inflation continues to be an issue, I'll up the rent another $100 a month.  I pray people think carefully about who they vote for in 2024, but I'm not the one living paycheck to paycheck so while I don't like it - it's not affecting me the way it affects others.

I can tell them they are free to go but why?  They've not asked to go anywhere and in fact, they are signaling they would like to sign another 4 year lease, which of course I will not do anymore. I don't care if they stay or go but I'm not letting them out of their lease, offering a cash out or giving back their deposit in order for them to go.

In fact, my question was - how to deal with them and if I could legally charge them for the service call since their humidifier was the issue with the AC. I have conditioned them to take advantage of my generous property management style and I need to reset their expectations.  I've never had anyone take advantage of my generosity as they have.

 Hi Rehj,

I would never recommend a 4 year, not even a 2 year lease moving forward.  As far as "legally charging them" always refer to your lease agreement.  Does it state (As many do) that there is a service call fee for any maintenance repair requests?  Some will have this in their leases anywhere from $25-$50 and then it would be to your discression to waive it or charge it.  If there is no wording on the lease about a service charge, trip charge, etc, then it would not be legal.   It would not hurt, however, to present said fee and if they disagree, there is nothing you can do about it.

While the question is banks for landlords, if you do happen to own a Property Management company, I'd highly recommend ENTERPRISE BANK.  They specialize in PM Banking.  They have great programs out there for you, even pay some of your vendor bills based on your transaction amounts monthly.  

NOTE: They are not able to operate in every state, but most

They are familiar as well with the stanbdard chart of accounts for PM Companies and you get specialized loans to assist with business needs.  We've been using them for years now and cannot express how amazing they are.  PM me for direct contact info.   I do not know if they work with landlords, but for sure know they specialize in working with PM companies.

I'd highly recommend talking with and interviewing https://www.lonestarrealty.net/about-us   They are based in Kileen (Super nice office -says a lot) and they service that area, been in business for a very long time and are a family owned business.  Great, knowledgeable people.

 Hi Makan,

There is a service out there you can refer the applicants to called Pet Screening.  You should research the services they offer and would hope it will help you out tremendously.  Hope that helps,

 Hi Jaganath,

Have you tried using a 3rd party to handle this for you?  Petscreening is great and recommend looking into what they offer.  Also, as an owner of PM Company managing over 1k doors, we have great policies that work for all types of pets.   It is all listed to detail on our Rentwerx PM website.   Feel free to take a look at how we work with pets and take any of the info regarding pet and policies on our website.  I believe it will help point you in the right direction.

 Hi Keila,

I can speak to being on the customer end this Summer using Evolve.  I booked a VRBO (Reserved it last year for this summer in CO) for 30 days and was well over $12k through VRBO for the month.  The owner of this property used Evolve and was remote.  The day of check in, we never received the check in info, yet drove to the property anyhow as we waited for the code from Evolve. 2 hours and 3 codes later, we still could not access the property.  It seemed they were just a call center type of service acting as a go between for the Owner. Evolve stated the owner needed 1 hour to respond and after the 3rd try, we could get a refund.  That night around 11PM, we found a different VRBO (Luckily!) available, managed by Pinnacle Management.  They actually got us access 24 hours earlier than requested-no charge being empathetic to our situation. That morning, by 9AM we were moving in for the month! 

Note-The owner of the original VRBO TEXTED us the morning after, asking if we ever got in stating there was a "Glitch" in a new system for getting codes. He lost out on a 30day high end STR for not being responsive and Evolve relied on him to be able to help us. We did get a full refund in just a few days.

Just sharing what I know from using them this Summer.   Hope this sheds some light on the differences of service between them and an actual full service PM Company.

I will also add, the second VRBO we ended up staying in had NO smart TV';s and they were out within the hour to install ROKU and then a week into staying there, the upstairs flooded the downstairs, we called Pinnacle MGMT on a Sunday at 530PM and they had someone out in 40 minutes. Had it been self managed, remote, I think the damage would have been a lot worse if it took 2 hours or longer for a 3rd party plumber VS 40 minutes and the repairs/expenses would have been greater. Some food for thought there.
