Royal Shell manages both single family and short term rentals. (Maybe a few small MFR) I believe they have a few offices in and around that area.

@Mio Chee I know of at least 2 referrals in that area. KeyRenter manages over 1k doors (A large PM company) and if you wanted to look at a smaller PM, look into Renters Place. Hope that helps,

@Divya Prasad We manage investment properties in that area and surrounding areas that are long term rentals. Maybe a better question to ask yourself is would you regret not buying it in 5-10 years looking back?

There are several out there. Buildium is typically decent for an all in 1 platform if you are wanting a single solution.

If you want a set and forget investment - hire a property manager and make it a long term rental unit. If you want to become a hotel host on the job 24/7 begging for good reviews, yes you can make more money in a short term rental....but the cost to your time, and pride, may not be worth it. A short term rental unit is only a few bad reviews from being ruined and one bad piece of legislation being passed by the local government banning them. Review both options and decide what suits you the best.

Most property managers or owners would recommend staying away from focusing on Section 8 type housing getting government rental assistance. The types of tenants this attracts have no ownership of the property and often do not care for any upkeep. You may report them to the housing authority, but they will lie to the housing authority and attempt to paint you the owner in a negative slumlord light. If you have the opportunity to pick, shy away. If the deal is too good to pass - just be prepared and plan on backing up with evidence everything you do or don't do with that type of tenant.

There is Story by Chase but i believe it is only for multi family? How is your experience with it, if you use it?
What about a good ol'fashioned ACH Draft form? Typically this is a permission form you would have them sign as an addendum with the lease, where they give you permission to draft their account the first of every month. They provide routing/banking info - it's a set it and forget it after the first time.

Is there a real estate company or property management company out there that has absolutely killed it when marketing pocket listings to investors?
We offer this as a service, but the nature of this post is how do we make that better and reach out to more investors?
The concept is pretty easy, if any of our homeowners that we manage a home for decide to sell.....we try to capture that business and sell that home off market to one of our investors. This is a huge win for all. The seller has NO time lost sitting on the market and they get a fair price. The investor gets a home without having to compete, and there is a reduced commission. The management company makes a sale, and keeps the home under management.
We have had this program for years, but outside of bigger pockets are there forums or sites out there to help us reach more investors?
