@Russell Brazil: I honor the commission and have paid it several times to real estate agents that have brought in good deals, and I hear what you are saying... but this one i have to be a little cheap as i have already negotiated most of the concerns and the real estate agent has to just be a part of end results and closing which i think is just not correct....

Hi I am looking for a investor friendly Real Estate Agent/Broker that can help me in negotiating and closing a deal and also share a percentage back to me on the buyer agent commission that is being offered (2.5%).

I will be honest and would like some one local from MD so that i can work with him closely the next time and on a few more deals...

Hi,

I am looking for a lender or lender reference... to fund two deals of multifamily (6+ units). These are not rehab properties they have tenants and are having cash flows... 

1. Location: MD, Purchase: ~20K, 30 days closing

2. Location: Ohio, Purchase: ~250K, 30 days closing

I can down no more than 10% on these so looking out for a investor friendly lender ...
