Hi,

I am new to REI, and have been researching a lot over internet and BP!. I need some advise on investing. I am just starting and want don't want to invest more than 30K on a deal and get around 11% Cash on Cash. I have seen here on BP, and also seen some marketing emails that promise passive investment opportunities where I pay a promised sum and the company purchases the house, flips it, rent's it and manages them. Are there such legit! companies/individuals who do this and what are the pitfalls that i should avoid to check if they are not scamming.

Let me say this BP is the best!, I have learned so much just by browsing through requests on BP, that i did not in last 5 yrs. 

Now to my question, I am new to BP, and to real estate investing. My goal being to be a passive investor until i get my citizenship in US. As far as i have researched i should be able to form a LLC as a pssive investor and do all the operations under that roof. I want to know if there are folks here on BP that have been doing this and so what are the pit falls, and implications on tax and other legal issues.

Hi, I am planning to buy a old house (1965) which was recently renovated, rent out the basement and stay in the house for 1 year atleast generate cash flow that covers my mortgage by 50%. I have the opportunity to also build a 2 car detached garage apartment on the lot that will cover my 50% and i will be mortgage free...

The problem that i am facing is  additions and remodeling that were made to the house, the owners didn't run through the permits departments and i am unsure if this will set me back big time if i buy the property. Is there a way to safe guard against this and still get the property
