My guess is that they want to do an inverse purchase whereby they resell the lot for a higher down that covers or mostly covers their total price for the lot. The risk is that if they don’t find a buyer, they simply default with very little money into the deal. And you have held the lot for 6 months and made very little money from it.

The larger the down, the lower the likelihood of a default.

I am a land investor and I find most of my deals through direct mail. You need access to county assessor data in a reportable form. As @Catherine Emert mentioned, a good agent may be able to pull this for you. My experience is that most agents are befuddled by vacant land. Landwatch and Lands of America are sometimes good non-MLS sources of data. Toy might also try partnering with a land investor in your area and offer to pay for a mailer if they give you first pass on the accepted offers.

What @Scott Morris said.  DataTree is what I use currently. I have also used RealQuest Pro, AgentPro 247, or gone directly to the county. All of them work.

I use a virtual mailbox not tied to my home address. It works very well not only to keep my family safe from nut jobs, but I can see my mail any time from any location.

There are a ton of laws related to Dodd Frank and anti-foreclosure related to COVID. Don’t try to Google your way to compliance. Get the advice of a good real estate attorney.

I found greater success in this business when I embraced terms sales. A lot of people don’t have thousands sitting in the bank to buy a remote piece of land, but a lot of people have a few hundred dollars to put down.

Sales is a numbers game. The more leads that you get, the more sales you will get. Most leads don’t convert. I use all the sales channels you mentioned, but most of my sales come from Landwatch and Zillow.

Keep moving forward and don’t get discouraged.

I’m a land flipper. I have conversations like this with people every. Single. Day.

You COULD make more by selling it yourself. The typical scenario is that someone lists with a realtor. The realtor isn't going to make much on it, so they list high. The realtor isn't super motivated to do much more than throw it out on the MLS or follow up in the junky leads that they get asking if the owner will finance. The seller hears virtually nothing from the realtor, because again, the realtor doesn't care about a $2500 sale.

1 of 2 things usually happen.

1.Seller decides to drop the price aggressively because they are sick of waiting for a sale and they want to be done. They see very little return after dropping the price, paying the agent fee, and paying closing costs.

2. The seller calls me back when their listing agreement expires and we cash them out quickly.

The non-profit has to want them. Most don’t know what to do with vacant land and in many cases it gets hung up in committee meetings, etc.

I am a land investor and I have worked in both AZ and NV. Hit me up and I can take a look at the parcels and tell you what your options might be.
