This thread is interesting.  The value I bring to the table is 11 years of landlording experience, 3 years of rehabbing experience and a portfolio loan with a local bank.  This year I would like to purchase as many buy & holds as possible.   By myself, that will be one a quarter or at the very best one every two months.  Hence the reason looking for a silent partner.  What say ye, the community, about the following proposal?

Partner In
30% downpayment

Partner Out
30% net rent monthly
30% equity stake in real estate asset

Me In
Rest of acquisition cost (70% and closing costs)
Rehab
Rental
Repair
Reserves

Me Out
70% net rent monthly
70% equity stake in real estate asset

Partner receives check every month regardless of the status of the rental.

Depends on the size.  For me, 1/1s are between $900-$1000.  2/2s are between $1000-$1200.  This is in Palm Beach County.

There are a couple in PBC.  One, which I have personal experience with, and was not the best, is a flat fee of $2,500.  Another one is $5,500.  Let me know if you would be interested.  Unsure if they handle Miami-Dade.

lol.  If anything, @Wayne Brooks is frank.  I actually admire him for that.  Just lost $10K on a flip.  So yeah...stuff happens even when you have experience :-)

Check out mortgages with oris and get a ball park current price.  If there is no equity, there is little you can do besides a short sale.   @Marty Davis
