@Shane Woods Just think how rock solid your rankings would be if you started your blog 2 years ago when @Joshua Dorkin recommended you start blogging.  

Not rubbing it in, just that I've done similar things in the past.  Put off things I've heard over and over again because I didn't want to put in the work at the time...even though it's not really that much work.

For my "we buy houses" websites I actually hired someone to write my blog posts. I'm loving it so far

I haven't had any trouble finding buyers for any of my deals (granted it's only been 6 of them).  A great source for buyers is other wholesalers, biggerpockets, craigslist, REIAs and calling bandit signs.

@Lawrence Good good wholesalers know there target areas like the back of their hands.  Now that doesn't happen over night and takes a lot of hard work, driving around and keeping an eye on the solds.  It shouldn't be hard to get a Realtor to put you on an auto mailer to get solds every week or every month.  

Also talk with your buyers, they should be able to give you some help as well.  Just think how much more you'll know your target areas in a year, two years.  You'll be an expert.

If you do decide to build a site yourself you could save a lot of time by using Wordpress and a premium theme.  I go this route for all my websites even though i know HTML as well.   

I do recommend outsourcing what you can though because building a website is not a money making activity as they say.  It's working in your business not on it.

There are also some prebuilt website services out there.  Some are better then others but are worth looking at as well.

Usually to find/create a good mastermind group you have to network and meet people in the industry (Although many great mastermind groups have members from different industries).  It's really about finding like minded people who are as driven as you are.  It could take time to find the right group/mix of people though. 

Use REIA or Meetup.com groups to start meeting other investors and build some relationships. Then over time target a handful of people and invite them to start a mastermind group.

By networking you also might just find someone who is part of an existing mastermind group and they might invite you to join.  

The difference between mastermind groups and your normal REIA is that the members all look out for, trade strategies, challenge and hold each other accountable.

I liked Realty Executives...they required no office time for me.  I've heard good things about Keller Williams.  

Also do some networking at a local REIA or on BP. There are sure to be Investors who are brokers themselves and willing to hang your license.

I always like smaller groups of people when it comes to REI meetings. At least for learning and networking. The best setup I think is more of a mastermind group of 4 to 6 people. You build really strong bonds that way.

It seems that almost all successful people are a part of some sort of mastermind group

Not saying anything is wrong with your questions, just saying that I've found that when someone asks a question that is vague they need to do more learning.  Start reading everything you can on BP and soon you'll be able to really tighten up your questions.  

Once you do that you'll find people here will jump head over heals to give you great answers.

I don't work with those sizes, but I did mail out a couple hundred yellow letters with the wrong phone number....can you hear the crickets????   and my tight budget screaming??

 Investor Carrot is wordpress based so you should be able to install new plugins.   I'll double check later tonight and let you know.   They may restrict plugin use to keep the sites stable though.   I'll check it out. 

 I took a look at my Investor Carrot backend and it does appear that the Plugins area has been taken away.  So you can't add new plugins to the site.  Not shocking because installing a poorly designed plugin could take down a site and the Carrot people probably don't want that.  Sorry for the miss guided info above.
