I know Gary like the back of my hand. Be very careful where you buy and what price you pay. I can get Gary properties ready to go, for less than $25k. Adina is correct too. There are some nice areas in Gary. Some beautiful old homes with great woodwork!. You just have to be careful. PM if you'd like more information. Best of luck to you.

Zach,

Illinois is a very friendly tenant state. However, if she has no lease, it's easier to get her out.  I'm assuming the property is in Decatur. I know up here in Chicago, the Sheriff's department does the evictions and they're running 2- 3 weeks behind.  You may want to tell her she has no lease and needs to move immediately and see how she reacts. But contact your attorney and he'll walk you through the steps. Good Luck!

I would be interested in the Beta.  One of the problems we've seen with software, is that it's too complicated to use. Please keep in mind that some contractors are NOT computer savvy and get frustrated with these type of programs. The simpler you can keep it, the better off you'll be. But it must be complete as well. I'm not sure how you do that, but I'm not a computer junky! Good Luck.

The cash on cash return doesn't get much better than this one! It's 20.35% at the low end and 24.21% at the high end. CCR depends on the rent. Your location doesn't matter. We'll do the quick rehab and also manage it for you. We have our own crew and will rehab the home, or you can rehab it with your crew. This home comes complete with a stainless steel refrigerator, stainless stove, stainless microwave, washer and a dryer. It has an attached garage and a fenced in yard. The taxes are only $926 a year! This property would rent anywhere from $1150 up to $1310. The $1310 is possible with a Section 8 tenant. The rehab costs are $15,000. The price for the property (ALL IN), is $47,900 and that INCLUDES the rehab costs. Purchase price without the rehab is $32,000. We will rehab it for you, with our licensed, bonded and insured crew. You'll receive a scope of work and the costs. It will take 2 weeks to complete. We always rehab our homes, so that they're Section 8 compliant. Our property manager can manage it for you, if you need that service. So your location makes no difference! If you're looking for a great property with excellent cash on cash return, this is it! Don't wait, as this one won't last long. Buyer pays cash or hard money and is responsible for closing costs. Earnest money deposit is $1000. Please keep in mind that the city requires 4 inspections. They are: Electrical, Plumbing, HVAC and a roof inspection. The buyer is responsible for these inspections. The plus to all of this, is that you won't need a "standard" inspection. The 4 inspections must be done by companies that are licensed through the city. We will make arrangements for the inspections and meet them at the home. This is part of the free service we provide to our investors.

I'm in Crown Point and we rehab year round. I'll have 2 rehabs starting in about 3 weeks and others are in the works. Winter can be a great time of year to pick up good deals. Flipping in the winter can be a challenge, but I've had properties sell in less than 30 days during January and February. I agree with Adrien.  Real Estate is year round. It's just slows up a little bit. I've also found that in the winter months,by the time we put a contract on a property, close on it and get it rehabbed, you're coming up on spring! We're offering a package of 70 turn key homes that are located in the south suburbs of Chicago. I'm direct to the (owner), bank. The package is reasonably priced. Cherry picking is not allowed. Approximately 85% of the homes are currently rented. The bank has done an excellent job of maintaining the properties. We can assist you with renting the additional properties, as we have a management company. We can also offer you management on the entire package, if you need that service. There is a huge opportunity to increase cash flow, by raising the rents. The bank was extremely conservative with their rental rates, as they were managing the properties themselves and did not want to deal with turnover. Many of the rents are 20% below market value. We can also assist you with your due diligence, as we know the area very well. We have all of the information you will need to make a decision. The Proforma with the rents, costs etc. All interested parties must sign paperwork, prior to receiving the package. POF will also be required. Please, serious investors only.
