Sorry guys, but I'm gonna steal him too! LOL. We offer properties just across the Illinois border in Northwest Indiana. The taxes are about half of what they are in Illinois and that just goes right back into your pocket! The rents are just slightly lower than Illinois too. So Northwest Indiana has a lot to offer. We also have our own rehab crew, property manager and realtor for flipping. PM if you're interested. No matter which way you go, I wish you the best of luck!

I have a RE business in Indiana and have my own contractor. I read most of these posts and I think there's one thing missing. The contractor can put a lien on your property in a heartbeat. Indiana allows this and it's a big problem. So if he gets mad enough, basically all he has to do is go down to the courthouse and file.  However, my experience has shown me that if you have a good lawyer and he goes after this clown like a pit bull, he might back off. I didn't see anything about how many units your building has, so I don't know how big it is.  But $17k for additional siding and labor? Wow! Most likely he's asking you to pay for a cost overrun he had on another project. I use to see that all the time.  It' also possible that he did a lousy job estimating your cost and wants more money. I think if he knows that you aren't going to pay him and you have an attorney contact him, he'll back down. But if he thinks for half a second that he can get more money out of you, he's going to try it.  Not providing proof is a huge red flag as well. If the property is near me, I'd be happy to go over and inspect it for you. I'm in Northwest Indiana, about 2 hours north of Indianapolis. I'm close the the Illinois border and about 40 minutes from Chicago.

I have my own rehab crew.  They're out of Griffith Indiana, which is right next door to Gary. He'll do rehabs for others, if he's not busy. But currently, we're swamped! You might want to call Karen at Property Boss for property management. She's no BS and takes her time finding quality tenants. You can find her on the internet or you can PM me and I'll give you her number. She's out of Hammond. Tell her I sent you.  Also, If you need low cost properties in Gary that are in good shape and in decent areas, let me know. I have a lot of connections for that city and the cities surrounding them.

Congrats on saving all of that money! That's unusual for someone your age. Just keep plugging. 

We work with long distance investors like you. We find properties that meet their criteria. We have our own rehab crew, property manager and a realtor for flipping. I can get you rentals for under $50k, in a "C" neighborhood and the cash on cash return is as high as 25%!   PM if you'd like more information. I live in Crown Point, so you're just a hop, skip and a jump away!  We  work with investors from all over the country and find them properties that meet their criteria, for flipping or B&H's. We have a rehab crew, a property manager and a realtor for flipping.

I'm always interested in meeting up with others to see what's going on in the area. I'm always traveling around Northwest Indiana, to check on my properties and such. PM me if there's something specific you'd like to discuss. 

 I'm not sure if you're aware of this, but there's a club that meets in Merrillville. Here's their website. http://northwestindianareia.com/ . They meet every second Thursday. I haven't been there in quite a while. The group has some good speakers and the networking that goes on, is always a plus. I had some health issues and I need to get back into going to the various REIA clubs and events.

I'm not sure how I ran across this forum, but obviously I did. So what's going on in Montana that makes a lot of people want to throw money down? I'm not familiar with the RE world out there.          I work with long distance investors and provide them with properties in Indiana. I have a rehab crew, property manager and a realtor for flipping. I offer investors a "complete" package, that allows them to invest outside of their area. We take care of everything. Welcome to BP! I live in Crown Point, Indiana and our business is focused on Northwest, Indiana and the south suburbs of Chicago. We work with investors from around the country that are looking for flips and B&H's. We have our own rehab crew, a property manager and a realtor for flipping. This allows out of state investors to buy properties here in Indiana.

I may be able to help you with financing. I know a couple of private money lenders. They don't charge junk fees and their rates are reasonable. If you;re flipping, they could probably help you. Ken,

The "BRRRR" (Buy, Rehab, Rent, Refinance and Repeat), method can be a great strategy too. When you refi out, you create cash to purchase another property. This way, you're not relying on an HML as much and you have monthly income coming in. It obviously also builds your portfolio and will hopefully allow you to eventually live off of the B&H's and the flips!

Just be very careful with your #1 goal. It's very easy to get into financial issues just doing B&H's. Let's say you have three B&H's and it's December. Your money may be tight and you're relying on your tenants rent, to help you get through the holidays. Well, what if all three of them are late for December AND January? You'll probably go into a panic!  Having an "emergency fund", is a great way to go. I use to be a financial adviser and I ALWAYS recommended people have a "stash" of money put aside for emergencies. Typically, at least one months salary. But the more the better!
