@Account Closed No I don't think there will be a "crash" either but I think I correction sometime in the next 3 years is very likely. I am wondering how closely the smaller commercial market prices and cap rates follow the standard residential trends in peoples experience.

Does anyone have experience holding small (less then 25 units) commercial multi unit deals through market corrections like the 05-08 timeframe? Would anyone recommend leveraging now into a small commercial deal like this or advise to wait for a market correction before taking any sort of leveraging action? Did anyone see the 05-08 positively affect the buyers market for commercial deals? Market rates for commercial deals locally at the moment are at cap rates between 5-7% and I am wondering if a market correction would likely improve those numbers for a buyer.

@Stephanie Foster If distress is your cup of tea Ogden is probably your best bet, also it is one of the cheaper markets in Utah with a decent sized population. Good cash flow deals are a bit tough now, easier in Ogden, but they are out there. I worked in Alaska for a while its a cool part of the country if you guys are in the area definitely get in touch!

@Eric Gardiner @Heston Beacco I will have to get in touch with you guys late winter we are probably going to close on something soon which will put me out of the market for half a year or so but if something awesome came along I'd make it happen. Ok glad to hear I am not missing out, I have a duplex with decent cash flow  getting close to 10% cap of what I paid and we just closed on something around a 7-8.5% cap rate. That was the best I had seen after 6 months of looking by several percentage points.

@Eric Gardiner Have you been seeing a lot of good deals in Utah lately? I have found it really tough to find something that meets the 1% rule unless you look at the sketchiest neighborhoods possible where there is increased risk of issues.

Hello everyone,

I am a relatively, new/smaller investor with a handful of units here in Utah and a house in another state.
