It seems pretty hard to do unless you have some sort of effective marketing strategy to find cheap property...i havent seen anything priced to buy for a while.

@Britain Sorensen that is really well priced congrats! You should be able to at least double the value once it is occupied...how did you find that deal?

@Account Closed That is awesome! That is great monthly income! We are definitely not there yet but would like to be. I do hear you about the troubles we have maybe 4 section 8 tenants and generally own property in mediocre areas so I do end up dealing with some issues. I guess my personality is such that I just dont get that worked up about minor drama and honestly I have not had to do an eviction yet...

@Account Closed You paint a pretty bleak picture. But I would agree it is not passive per se even with property management, which I would agree is an expense starting out most people cant/shouldn't pay for.

I dont even think you are allowed to use wood stoves most of the time here in SLC. I wouldn't spend any extra money on saving this at all. I would go with the cheapest option for fixing or removing it.

@Steve Theobald are we going to get the name of that group? An MLM for real estate seems very Utah, haha. How are folks with little to no capital from this group buying deals that wont be another monthly negative in this market? I still see plenty of deals that would make sense if you have cash but low money down seems nearly impossible...
