@Uwe G. Thanks for responding! I would like a balance between the lowest and highest cap rates available. So there isn't one area of town that is higher crime etc then others its more of a neighborhood by neighborhood type analysis?

I mean it seems pretty obvious that you might be part of the problem here. I work with "rough" section 8 people quite a bit and have never had any issue. As someone who seems to take pride in describing them self as combative and aggressive, maybe you should find a less people intensive side hustle? I mean you feel the need to prove your "tougher" then the ex con living next door...why? Who cares?

@Matthew Miles it is very competitive currently and every month or so when I look hard it has gotten worse haha. Rents have not kept up with prices though rents have bumped up a bit. I suppose a house hack always makes sense but if you are going to buy soon you may need to adjust your expectations to the reality of todays market.

It seems  pretty hard to do unless you have some sort of effective marketing strategy to find cheap property...i havent seen anything priced to buy for a while.

@Account Closed That is awesome! That is great monthly income! We are definitely not there yet but would like to be. I do hear you about the troubles we have maybe 4 section 8 tenants and generally own property in mediocre areas so I do end up dealing with some issues. I guess my personality is such that I just dont get that worked up about minor drama and honestly I have not had to do an eviction yet...
