Hey Andrew, I live in your neck of the woods and am an agent here in Oregon. I think there are good options for investing near us, the next place I will buy will either be in Vancouver or Salem in the multi family space. Both places have properties that cash flow though not much and depends on the down payment. The short term market is a bit tricky but can be lucrative. Let me know if you want to chat sometime about options!

I dont see an issue buying in Oregon but might be prudent to stay out of the Portland metro, everyone who thinks it is some sort of apocalyptic wasteland is not from Oregon. Just buy something in decent shape and screen meticulously. I see decent deals in Salem all the time I am looking to buy my next multi unit there or in Vancouver...

My guess is you are finding a lot of these at a good price because there is not a ton of demand. I wouldn't buy out of state in rough areas so you are probably looking at selling these to local investors who specialize in low income rentals. You may need to find some folks with experience in that in KC and see what they think.

Well I have a license in Oregon primarily for friends, family and investing. It is working out fine so far but you do need to sell/buy at least 2-3 properties per year just for it to make sense financially and time wise. That being said if you are in college securing a loan will probably be your biggest problem investing without a high paying W-2 job so I would probably work on that if you really want to invest personally.

For what it is worth we moved to Portland, Oregon this year. I own multifamily in two other states and the next one we buy will probably be in Portland, Oregon or in Vancouver. You gain a ton of experience and save a TON of money self managing. This is becoming a time here in Portland at least where you can aggressively negotiate with sellers, that is probably what I would do if I was you especially for the first multi unit deal...
