that's not far from me.

I have found a dead guy with 2 holes in the back of his head. It was at a HUD house in Detroit on the east side

This story is crazy. This woman has a sister in Pitt and she never even tried to talk to her in 5 yrs?????????????

Got a chance to look at a property in a very hot area just outside of Detroit.

It needs a ton of work. Also has some mold and asbestos issues. So I need to get that price before I can continue.

But I was thinking out loud while at the house that this kitchen should have granite or better in it. it will be no more than 18ft of countertop. My agent didn't think so but he doesn't do this area very much if at all. I told him this is the new "cool" city to be in and it had to be a step above to move it fast at a high price for the city.

So my question is at what price point is laminate a no no. Keep in mind that arv for this property would be close to 175,000. This would be my biggest project and I realy want to have a chance at this property.

My wife is the President of a title company here in Michigan. SHe would never do a deal without a good clean title.

to clear up.

It is back on the market cheaper than the price I offered her. Why not just call me back and say its a deal.

One reason I can think of is she was not thrilled about me insisting on Title insurance. She wanted to do a quick claim deed or whatever that is called.

I said I need to have a clear title so no issues come up when I go to resell it.

She was annoyed so that was some red flags right there.

I looked at a property that is not on MLS.

First the person I talked to on the phone was a guy that you could barely understand what he was saying.

I go out to look at it and I could not get in. I call him and he gave a new code to get into. I had a contractor come out and meet me there. There will be a lot of rehab that needs to be done.

The price started at 12k. Just while talking to the guy he came down to 10k without me even asking if the price was solid.

So after I was done looking and ask the contractor to get me a close price on rehab. He says he stopped when he got to 20k.

I call the guy back to try to get more info on the property. I get him to come down to 8k. I told him that there will be no money changing hands until closing and that this seems to be a scam. I want to talk to the owner and not deal with a guy I can barely understand.

Finally talked to owner told her that her middleman is not helping her sell her properties. She is in Florida and I tell her the most I could pay for this prop is 7k. She seems insulted so I think my price is a good starting place. Says she will call me back on Monday morning. Never calls and that is that........but wait there's more.

I just found out the price is lower than what I offered her.

These people are either idiots or scammers.

I would not make this my first investment. Run away from this.

What I would do is try to get a job either in the trades or a real estate office and just soak in everything you can.

Starting this early in life with REI is a great thing.
