HAHAHAHA I agree. I am an HUD inspector. Its the silliest job I have ever had. But it pays pretty well

@Tom A. that's a great idea to make an opportunity out of this situation...

I did call a couple of property management companies and they said that a fridge and a stove are a must, washer & dryer optional. I also feel the same way as other people in this thread that mentioned that appliances are a pain, and it would be nice to avoid dealing with them if possible. I like the recommendation you guys gave to put in the lease that the landlord will not be responsible for any fixes/repairs/replacements.

@David Krulac I really like your theory!!

I would never even consider renting from you without them in there.

Also that area is the armpit of Oakland County. The people that are going to live there if they don't already have them they just won't have the money to buy them. I would not get them a microwave if not already over the stove.

For the initial cost for getting them a fridge and a stove it will benefit you in the long run.

That Twp is the cheapest area to buy to get into that County. But it has no money and no direction. I don't see values rising there ever.

@Alison Michel Well how come it took you 100 days to find this property? You need to be on properties faster next time.

I try to look at as many houses as I can. Do it as soon as possible. Not like a store where you just pull another product of the shelf.

Also why are you looking at properties for years and not buying. Get in the game, you are costing yourself money

Just paint the ceiling in the basement. Spray it, just paint everything and it just blends in and it just disappears. I have done this a few times. Tape all the duct work joints, pull all the nails that you can. Secure all the electrical lines and everything else you can. This will save you a lot of time and money.

Also I hate drop ceiling. Yuck.

This is a 85k property no need to over do it.

Also yes a smaller deck would be the way to go. That's just to big for that size of house

That's the city I have a house in. I would say 1100 seems way high to try to get on the south side.

I went to Madison High back in the day. There is a huge huge difference between Madison and Lamphere schools. The price seems out of line for the one near 11 mile.

Hell I got 3/21/2/2 house that is 2 1/s blocks north of 11 mile and I wish I could get 100k for. Also it would never rent for 1100.

Are these already rented out for that price or are you thinking that's what you can get.

there is no need to "stage" and 125,000 house. Unless you already have the furniture to do it yourself.

You can save on that.

Also you see hundreds of properties. You see the good colors and the bad colors all the time. No need to pay a person to tell you what colors you need.

You can save on that also.

Also what type of insurance do you have for the $10hr guy. Is it under the table or is he on the payroll?

I had a strange feeling when I looked at this property that it just didn't seem like a MF to me. So I went to the city to get what it was listed as and to see if any permits or inspections was done to verify if it was a MF or not. Well its not.

I was planning on demoing the upper kitchen anyway the way it looked was terrible.

Now I am thinking that I can turn this into a 4/3 with a master suite and flip it instead of using it as a rental.

This would take a lot of work. (putting in a staircase, gutting the whole upper unit and placing 4 bedrooms along with the 2 bathrooms upstairs. Tearing down a wall in the lower unit to have a big front room. Can't have a small front room with having 4 bedrooms.

So it would have 3 bathrooms 2 I would just keep where they are to save money with the plumbing. The other bathroom would go into the master suite and will have a stand up shower with double sinks and a nice long countertop.

I am going to offer less than what I was planning on now that its not a MF property.

This is in an area that this house would be one of the bigger properties and I can't imagine there are very many with a master suite with a nice bathroom and a walking closet.

But I have to check on the cost of moving walls and doing the plumbing for this project. I can usually have a close clue of what things cast but this is way past the scope of anything I have ever taken on.

ARV is going to be close to 42K. That could be rented out for 900-950 in this area

when does the tenants run out. Don't you have to honor that lease?
