@Eric Upton congrats on all your success. You can definitely take down a 20 unit complex in the next six months! Where are you planning on buying? In Lake Charles or out of state?

@Kristian A moreno you could do the "house hack" route and buy say a duplex or quad... The other option is to keep renting and invest passively out of state where you can get a way better yield or buy a rental out of state. Depends how involved you want to be and your comfort level.

@Bess Carter I would absolutely bring a GC for an opinion. If you want to, you can also bring 3 at the same time. This will make them give you better estimates as well as the scope of work involved. I am not from Charlotte but will be moving there shortly.

@Avery Cadogan There are good deals to be had everywhere. When your looking at an asset on say loopnet, you really want to learn the back story as to how it got there. Sometimes, it's an owner who chose the wrong broker and all they know is sites like this. Find the back story of the property and why they are selling it. Sometimes searching the address of an asset on loopnet will tell you all you want to know.

@Josh Bast I would buy more assets. As long as your not over leveraged, you want good debt on your side.

@Dylan S. congrats on your first rental! Seems like your off to a great start. If you want to continue doing 1-4 unit deals I would find a partner. If your looking to go bigger, I would look into a syndication model.
