Hey Bud--your timing is perfect! Yesterday I listened to the BP podcast by the author of the "12 Week Year". I ordered the book last night. I have lots of smaller goals but my overall goals are to: 1) Buy at least one property every 12 weeks and BRRRR. 2) To get proficient at courthouse auctions and finding off market deals. 3) Immerse myself in real estate books/podcast/blogs. 4) To maximize the tax benefits of real estate. I wish you the best on your yearly goal of 20+ units and everyone else on your goals!

I found an abandoned house that was a rental property about a year ago (according to the neighbors). It is a brick ranch with tons of potential but needs a MAJOR rehad. I was able to see the inside because the front door is open---it is rough. I looked up the owner and she is in her 70s. I found her phone number and address. What would be the best way to approach her? Should I use mail, phone, or just go to her house? Thanks in advance! Best wishes.

Thanks Nicholas, that's what I told him. But I also told him I would try to give him a few general ideas to investigate as far as real estate investing. Also, it is incredible how much time you spend helping others on this forum. You are obviously a great person---best wishes!

Hi Nicholas Aiola, My good friend works as a surgeon but also owns a growing hospice business. He makes a very nice living but he says "taxes are eating me up". Could investing in rental properties or other real estate help him? Thanks in advance!

I bought an empty lot on the courthouse steps many years ago for $2,700 on a whim. I noticed the "big dogs" at the auction bidding on it so I joined in and ended up winning something I knew nothing about. Took me about 2 hours to find it. Didn't know what to do with it so I just sort of forgot about it. About 10 years later a guy looked me up, called me, and offered me $15,000, so I sold it. It was a stupid move on my part, but it paid off OK. That remind me, I need to go to more courthouse auctions. Ha!

Fantastic Aaron! I recently bought 4 rentals in which the rent was too low. Some of them had been slow to pay the rent with the previous owner. I didn't want to scare the renters off by immediately raising their rent, so I went from monthly to either weekly or bi-weekly rent. This made it easier for them to pay and also gets me an extra months rent each year per unit. I feel it was a win-win. Best wishes!
