 So I want to start with a rehab/flip, now with what I do with the property after that would depend on the potential profit/area and what not. I can say my ultimate goal is to acquire 10-15 rental properties for long term passive income and in the meantime flip to get those paid off as quick as possible. So I'm sure I would flip my first few to get that cash built up and at that point I would get opinions on the best way to go.  Oh, and currently I make a decent income and only work four days a week, two of which are Sat and Sun. Daniel,

First of all, I want to say that I'm sorry you've been put in this position.  I hope that everything went smoothly from a health standpoint with your wife's surgery.

Personally, I believe that Real Estate Investing is secondary to my personal financial situation.  I keep about $10,000 in cash, plus high credit balances to ensure that I am covered in all emergencies.  

The risk you face here is that you have a second emergency and have to pay another, incremental $10,000 to $20,000 bill come up in the short term.

If it were me, I'd use whatever cash that I had saved to pay off as much of the bill as possible, and then arrange something with the hospital to pay off the bill with a payment plan using earned income.  Are you sure that this can't be worked out in such a way as to not ding your credit?  It seems to me that if you believe you are able to get a mortgage for an investment property, you will likely be able to get financing on similar or better terms for the payment of this medical bill as well.

I think life happens like this, and that your next deal will likely be pushed back 6 months to a year, depending on your income and savings rate, because of this misfortune.

There's nothing on here that says anything about real estate or investing.

I know this was just a first pass and I love the design on the back.
But I really think its missing the value if you're hoping to promote BP.
i.e. BP is for real estate investing info.  

Can't you add a quick line on the front "Real estate investing info for investors". Or something......

Mike - our theory is that it's not about Real Estate, it's about freedom.  Plus some people might not like to announce to the world that they are landlords.

So about a year ago I wanted to quit my job and invest in Real Estate.  I talked to anyone and everyone I could about this, and ended up falling into a mastermind group of like minded people.  Through that network, I met a guy named @Joshua Dorkin and another guy - @Brandon Turner .  

One thing led to another, and here I am now with a duplex and a job where I get to study Real Estate Investing across the country all day, every day.  

Talk to People.  Follow up with people.  Provide value for free for people that you find interesting and want to associate with.
