@Daniel Dietz. How are you your own custodian? I am confused by that. I just met with a new CPA firm today that is local and they did not mention that was even a possibility

@Elizabeth Wilson- Thanks! I should have been more specific, which I just edited. Looking for the self directed 401k. I did have a ROTH at one time and the stipulations were too tight. From what Amanda's book says, the 401k has so many more advantages!!! I will see if I can find a picture of the graph and post it. She has a comparison of the Roth vs 401

After reading Amanda Han's book she mentioned how different the ROTH and 401k was, especially for us as investors. Looking for the directed 401k??? Have not found many places that will be a custodian for them and am also hearing that can be quite expensive to have. Thoughts? Experience? Referrals?

I have been using Hard moneylenders for some time now and just recently brought on some private money for deals that are currently listed. I have 2 properties listed and another in rehab, so my cash flow is pretty tapped out at the moment. Looking to connect with more private money lenders and/or partners as I have more deals that could be being bid on, just not the cash flow to do so. Contractors already in place. Any ideas or referrals? Currently flipping our properties in Saginaw, MI.

I did see the NAEA.org. I did find a few people in my area. Do you know if they specialize with REI? I have searched on BP for quite some time now and have not found anyone near me.

We are in Saginaw, Michigan. Lansing or Detroit area. Detroit is still a good 2 hour drive, though.
