@Xai Xiong you want your comps as close in proximity as possible and adjust them to be similar in size.  The similar comps that are 1/2 mile away could be used as well, since that is within a good perimeter as long as that doesn't end up being a different neighborhood or cross a major artery.  Doing that can change the values drastically in some areas.

@Krystal Yeats just an FYI, a hard money offer is not cash.  It is still considered financing, because there is a note and mortgage.  You can explain to the seller that it works like cash, but can't be considered cash.

@Amy Ranae Your cost to build is going to be too much to make it work as a hold property right now, unless you get very large in scale.  You'd be better off buying and renovating a multi family than trying to build.

@Matt Berklacy it is not cash, it is still considered financing.  You can mark OTHER and write in HARD MONEY.  Good luck!

Also, their "no points under 100K" is misleading.  The origination is the points and if the loan is 60K, that would be 5 points.  If the loan is less than 60K, which I'm guessing it would be, the points are even higher.
