@Henry Thai if you are using a HML, then it most likely wouldn't be a cash out refinance. It would be a rate and term refinance of the HML loan. If you are using a direct to Fannie Mae lender, then there is no seasoning period. You can refinance as soon as the rehab is done on the property.

If you are looking to do a cash out refi to pull out more of the built in equity, then you will have to wait 6 months even if you are using a direct to Fannie lender.

@Willie Bunche the short answer is no, it doesn't make sense to use HML on turnkey property. A HML bases their loan on the ARV, so if the property is turnkey, then it is already at the ARV. That means you would be looking at 30-35% down depending on the % of ARV the lender does.

It only makes sense to buy property that can have value added by doing rehab to it.
