Hi Jarred,

First of all, thank you for your service! I spent 4 years in the Marine Corps, so I know how how little time you have. If I were you, I would be trying to learn everything about real estate, through books and videos, without trying to do any deals right now. The military is always changing, and you never know when or where you're going to next. Try and start communicating with potential investors now, by email, etc.., in the location where you plan on going once you get out, so that they are well aware of you, when you finally show up in person. Networking is one of the most valuable things you can do. By the time you get out, you should have a great report with these people, who will then take you under their wing. And most people love someone who has served their country!

I would really like to start wholesaling in my area, so that I can build up capital, and eventually move to fix & flips and rentals. I'm in search of a mentor around my area, anywhere from Palm Springs to Indio California and anywhere in between. I would love to help my mentor out, by doing whatever I can, so that I can learn from him/her.

Real Estate investing has been a passion for me for a long time, but have not had much time to invest in it yet. However, there's no time like the present - I'm willing to go all in, just tell me what to do. I want to make this an ongoing lifetime career.

I would check your local area for investors, and see who's buying, then shoot them an email or phone them up. Also, you may want to connect with local real estate agents to see if they know of any investors in the area looking to purchase any good deals.

I'm still working on trying to find my first deal.

Why Renatus? I am a true believer in Renatus, and I'll tell you why. First off, if it wasn't for Bigger Pockets, I would never have eventually found Renatus. I joined a couple of REI clubs, one was too far away, another was lacking in communication, then there were the Than Merrill super shows. Yes, most of these so called HGTV road and pony shows, either lie about what they promote, or are some kind of pyramid scheme, making the ones at the top wealthy.

Well, I have found just the opposite at Renatus. Scott Rowe, Bob Snyder, and the other folks at Renatus are genuine about wanting to help people change their lives, and live their dreams, but just like anything else, it takes sacrifice, determination, motivation, and a big "Why" to really make it happen. Renatus has all kinds of people, professionals and non-professionals alike, who offer their help.

You can learn a little, by going to our flip tours, and networking with individuals, but you will never really understand what it is you need and can learn, unless you join. Sure, Renatus charges for their services, who doesn't? If you go to college, you'll pay to learn, if you screw up on a flip (school of hard knocks) - you'll learn too. But, with an organization of top practitioners and investors ready to help you, you'll be far better off, and save a lot more money.

Renatus offers a great way to earn and learn, so you can potentially earn enough money to get into your first flip (I make no claims on this or on behalf of Renatus - this may or may not work for everyone, and is subject to each person's ability). However, Renatus also offers a variety of other ways to help people make and save money - not just real estate flipping. You'll need to check them out further to find out what else they have to offer, and trust me (or not), they are wonderful!

What I can tell you, is everyone is different in what they need, but everyone could benefit from Renatus in one way or another, and yes, you'll need to do your part in paying for a package - that's standard no matter what you join, but it's a lot cheaper than the majority of rip off events and clubs that I've seen and been to. This company is far better, and in my opinion, the best I've ever come across!

Renatus is about changing lives for the better - if that's not for you, or if you think you can do better, then Renatus will not force you, or begrudge you in any way. They only want people who are serious about making a change in their life, and if you are, you'll succeed.

I don't get paid in any way promoting Renatus. I just recently joined myself, but I love it, and I know that the founder is true and sincere in his word, and I've seen that in everything that I've been a part of in this community/family.

Does anyone have any recommendations (other than themselves) for investor friendly realtors, escrow, and title companies in the Coachella Valley area (California)?

Areas would include Palm Springs, Cathedral City, Desert Hot Springs, Rancho Mirage, Palm Desert, Indian Wells, La Quinta, and Indio.

Sorry for the confusion. I guess Wayne explained it by saying the seller gets what's left over - that makes since. I was trying to think of it in terms as how it works on the investing side, with any profit left over, going to the investor, and wondering where that excess money goes in a real estate sales transaction. I understand it now. It's a matter of wrapping my head around the concept of where all the money is going from the sale of the property.

When I'm looking for wholesale deals, should I stay clear of properties that are listed with a realtor?

I saw a sign out front of a home, that had "Reduced" on the sign, and also had "Do Not Disturb Occupants", but was being advertised by the realtor. This might look like a property to inquire about, but I'm wondering if I can get a good deal, and negotiate, since it's being advertised with a realtor, or whether, I should just walk away from this one.

Any suggestions?

Also, what about properties that are owned by realtors and/or brokers, that are listing it for sale - would these be hard to get at a good deal from them, or are they more difficult to acquire?
