Can anyone tell me what major mistakes a beginning real estate investor might make in addition to the calculations?

If I get the flipping calcs done correctly (no pun intended), what else do I really need to pay attention to, especially doing my first investment?

Contractors, inspections, legal paperwork, etc...?

I also ran across an ad in Craig's List a few days ago, and have since spoken to Frank, a senior investor partner with the club. I found the conversation with him to be sincere. There was no pressure to join, and I have been invited to attend one of their meetings first, to decide if it is something I want to do. I always ask these monetary questions to begin with before I ever join, as I have also been swindled in the past. Individuals who are interested in becoming part of a club or organization, should always ask what the fees are for the various stages and events, and how refunds are done. I'm definitely thinking of giving them a try. I will also say, that it takes money to make money, as everyone knows. Nothing is free. If you have really good talent, or are really good at doing things yourself, you may not need a club or mentor to help you out - that's great! But, for some of us, we need the mentorship, and this club not only sounds like a mentorship club, but also a family, willing to help each other out, at each stage and step. If I know that I have a really good possibility of making a lot of money after a year or two, then I will find a way to do my part with coming up the needed funds to make that happen. It's like putting money down on a flip, in hopes of flipping it for a profit. I may take my chances with this club, after I attend the meeting, and if I do, I will post back here. I love to give everyone a chance, and I think they at least deserve that!

I'm a former Marine myself....Semper Fi!

I joined BP a little while ago, and live here in Cathedral City, next to Palm Springs. I'm actually looking for a mentor, or someone I can shadow and help out, in exchange for knowledge and experience. I've read some books, and seen lots of videos on "how to", however, I'm just slow getting started. I work two jobs right now, to help support my family, but want to really get going in the real estate investing industry, so I can have the freedom and wealth, that my family deserves. I just need hands-on direction on how to get started. I would love to help out in anyway I can. Look me up on BP here!

My main focus right now is finding someone in the area here where I live, to go around with and see how they do things...first-hand. If anyone knows of anybody out here that would be willing to let me tag along with them, and help them out in any way I can, in exchange for knowledge and experience, that would be very much appreciated. Hi BP community!

I’m looking to meet investors in and around the area here who help me get into the real estate investing field. I have read books, and seen a lot of videos on how to do it, but I want some hands-on-experience, so that I might better understand the process. I’d like to offer my services to individuals who are into flipping house, so that I can gain some better insight and knowledge on how to proceed. I really want to build my network, and help them out, so that someday, I can achieve the lifestyle that my family deserves.

I understand that investors have worked hard for many years to achieve what they have (my hats are off to you all!), and I want to be a part of that group of professionals as well. I want to do whatever it takes (as Grant Cardone says), to achieve financial freedom and wealth. Everyone has their personal reasons for why they’re unable to get into or continue in this field, however, I don’t want to be one of those individuals…I want to succeed, I’m motivated to succeed, and somehow I know I will. And I hope to one day give back to others in the same way, and show them that anything is possible.

I’m new to investing, and would love the opportunity to assist (time-wise) in an investment deal somewhere in the Coachella Valley, in California, so that I can learn how and what to do. I would prefer flips and/or rentals, as this is the niche I have decided to follow at this time. I’m not asking for any compensation, and will help with whatever is needed, in exchange for knowledge and investing relationships.

That's so true Matt. I'm hoping for a first deal that will get the ball rolling. I actually have the 8am to 5pm job, followed by the 5:30pm to 10pm job,  6 days a week, so I hope it gets better.
