@Brian Merryman If you come across any properties of interest and need financing, feel free to reach out. One of our biggest competitive advantages to other HML's is that we don't charge upfront on the rehab monies. We use a LOC structure where you get charged as you draw on the monies.

@Kelley Lefmann I agree and you should definitely explore all your options. The best bet in getting a JV done, in my opinion, is to utilize a high leverage program and bring in a JV partner to fund the small cash outlay that is needed. We can structure deals in FL with 90% of purchase and 100% of rehab funded through our loan. Our rates start at 7% and points are typically 2-3.5. Taking our program for example, you would need a JV partner to fund 10% of the purchase and the points at closing for the loan. In return for the monies you can split the profit 50/50 or another structure based on how much the JV partner wants of the profit. This lets you avoid the high cost of most HML's that charge an arm and a leg to do a JV, while taking a 50% or more of the profits as well. Keep in mind using CC's, LOC's, unsecured personal loans, etc. all would be eligible to fund our loan as we don't require any seasoning. As long as the monies that are used towards the deal do not create a 2nd lien, they are acceptable.
