@Stephen Bond In regards to your situation, we wouldn't have an issue with your partner living outside the state the property is in. We could also add you to the LLC depending on who the PG would be attached to and what their % ownership is in the LLC holding title. Feel free to reach out to me directly.

@Kelley Lefmann Be cautious with a JV partnership structure as well. Most HML's will charge 12-15% and 3-5 Points on a JV structure and take 50% of the profits. This eats up the profit on your end very quickly and in most cases is not worth the high leverage you are looking for, assuming you can sell a HML on this.

@Account Closed  Thank you for reaching out to me regarding your property.  I would have to pass on this project as we don't lend on any properties that are sitting on more than 2 acres of land.  It becomes to unique of a property in terms of finding comps, reselling, and determining what the market will pay for a property of that type.  If you have any other properties that are sitting on a small lot, feel free to reach out.  Thanks and best of luck!
