@Micah Carter had lenders tell me the same thing with conventional. Once I decided to go FHA I didn't have an issue

I've honestly found podcasts and youtube to have more than enough information on how to find good off-market deals, the tough part is putting in the hustle and having the patience to find them. @Anson Young also has a great book called "Finding and Funding Great Deals" that you can find on Amazon and in the BP bookstore.

My advice is to get as educated as possible before jumping in. Seems like you're really excited about real estate which is great, but the more you learn, the more I think you will narrow your focus a bit from being open to any and every type of investing in every market. Riches are in the niches.

I've seen places charge $25 a month for cats, $40 per dog. My only caution would be don't make it so expensive that it incentivizes them to hide the animal from you.

Even if buy and hold residential properties on the MLS don't provide enough cash flow right now, doesn't mean there aren't places that make sense within an hour of where you live. Investing OOS is definitely doable, but requires capital, credibility and systems that in my opinion is much easier to generate relatively locally(within an hour or two drive) where you have a competitive advantage and then branch out from there.

Congrats on your success @Chris Levarek! How did you build the credibility to raise private capital as a newbie investing out of state? I understand you have a team in place to manage on the ground, but how did you also manage to bring them on your team and go above and beyond with videos and such when you were just starting out?
