@Ivelisse Matos Hi Ivelisse, I am with an investor friendly title company here in Orlando and I close lots of tax deed transactions. Here is a link to Seminole Counties auction if you haven't gone there yet. https://seminolefl.realtaxlien.com/

They have a pretty good FAQ's page as well. One you get a tax deed you can then take it to a company like Cleartosell.com and they can issue you a certificate. You can then take that certificate to an Old Republic title agent like my company and get it closed and insured. @Scott Goulet I am with an investor friendly title company here in Orlando and can close on any property in the state of Florida. Whenever my clients need to know the cost of a closing such as the title insurance, doc stamps, taxes, tax prorations etc. I just have them come to me with some info and I can work up a prelim closing statement with all of that info. I also just launched our new site which is a work in progress and the address is on my BP page. If you go to the tab called "Get a Quote" and fill in the info and hit submit the request actually comes to me and I can work a quote up for you. The only thing that would be different from title company to title company is the settlement charge. Everything else is a promulgated rate depending on the purchase price. @William Manzie Hi William, I am with a very investor friendly title company here in Florida and on the title side of things we do not care what type of contract is being used as long as all terms and info is provided and clear such as the buyer/seller, property info, sales price, deposit amount, assignability, who is paying title insurance, any special terms like buyer pays all etc. I have even received a contract on a single piece of paper and the assignment of contract on a napkin. @Anibal Zapata Hi Anibal, I am with a very investor friendly title company in Orlando but can close on any property in the state of Florida. Greg, Kent and JC (Thanks guys!) mentioned my name above who I work with a lot. Most title companies if they know how or what a double closing is, require you to have transactional funding in the middle but with us we can use your end buyers funds to fund the entire transaction as long as its not a short sale and your end buyer is using cash or hard money. @Jeff Joachim I feel he may not understand how everything works and could possibly only think about himself all the time. All of my "seasoned" investors always want it to work for everyone that is involved in the transaction. The questions you asked were perfect. You were trying to find out how he sees a good deal because you wanted it to work for him. Just some people will be like that, always thinking everyone is out to get them. He may have been screwed by a wholesaler before and has a bad taste but that's why you should always get a referral from someone else that buys homes from wholesalers. That guy you were talking to wants you to tell him he is getting a good deal but in reality he needs to do his own work and figure that out. People sell celebrity used napkins on Ebay for lots of $$$ because someone wants to buy it. Doesn't make them a bad person just means they have something someone wants at a price that works for them.

I work with so many different types of investors closing their deals. I was going to say EXACTLY what you said @John Horner. Who cares what they are trying to make, they are investors just like you. Just make sure the numbers work for you and if so buy and if not go somewhere else.
