You're able to option a property in Ontario. Depending where you are, like the GTA, lease options are all but non existent because the market is so active.

Inventory is tight right now, so many of the good properties don't even hit a public website. I'd suggest you keep building your broker network. If they're "too busy to be bothered" maybe you need to rethink how you approach the conversation and demonstrate your value as a buyer.

I know this from experience: make sure you have provisions in case the partnership goes sour. Many people overlook worst case scenarios. Get it in writing to back you up "just in case."

You will also want to define your roles so you're not stepping on each other's toes and bogging things down.

Why not buy a thermometer from the dollar store and put it in the fridge to show the true temperature? Would cost you a buck a fridge.

If we're talking single family homes, I never like to sell. I would much rather refi then rinse and repeat.

For larger commercial properties, it's important to keep in mind the return on the equity in the property, not just the initial capital invested. If that equity could be better placed in a new deal, it's probably time to sell.
