Try to work your network (even though it's limited)...it's like the 6 degrees of Kevin Bacon. Referral is usually the best way to go, plus it gets you a warm introduction.

Like @Greg Dickerson said, if you've already signed it, that's on you and you likely shouldn't weasel out of it. As with most professionals, you get what you pay for and it always makes me nervous when people opt for a cheaper, discount broker.

Is he signing for the debt? What exactly is he doing? If you're managing the properties and bringing the capital, it sounds like you've got most of the deal covered.

There is no obligation to finance a property to the maximum approved amount.
My thinking has always been that I would much rather have all my capital out of a deal with minimal cash flow than have dead equity stuck in a deal collecting dust. I'm able to do much more with that capital after the refi.

If you're in real estate for the long-term, eat the difference. This sounds like a lack a due diligence on your part. If I were the seller, I wouldn't do a thing.
