We tried to do this previously but the vehicle and the STR never rented together. Always separate. After a while it was just too much a pain to deal with so we just sold the vehicle lol

There's so many great resources out there now for investors. Surround yourself with people and community that are doing what you want to do. Go to REI meetups there in Vegas, connect with Ryan Pineda while you're still there, he has a national network. If you're really serious, I'd get rid of your TV and focus on your RE education. When you move, buy a small multifamily property(Duplex, TriPlex, Quad), and house hack it. If you can, I would absolutely look to short term rent those units. You'll not only likely live for free but supercharge the money you have to invest through the excess cashflow. Start your own meetup when you get to Raleigh. I would also target/build you own REI community for people like you and your wife(First responders/healthcare) and build on that.

You can do it! I'm excited for all of us to build in this recession! 


 Thanks for the pro tip, been looking into Pineda, I’ll check into what classes I can join prior to leaving.

What do you think about short terming my current house rather than selling, i would obviously be forgoing the capital needed to get the ball rolling out in Raleigh. But just looking at options.


Good. I definitely like the idea as long as local regulations allow for it. Yup, I like Rob a lot too. Him, Airbnb Automated, STRUniversity etc. Sounded like you were counting on that capital for the move. If not, then get a HELOC before you move while you have your W2. Hit up your local credit unions as they will typically have the best rates. That way you're liquid THEN make your move. If you can STR your current primary then just rent until you move, setup your house for STR, learn the ropes while you're local then self manage when you move. Line up your local cleaners and handymen, that's all you need. That and a Schlage encode for your front door lock! That way you can hit the ground running when you move and you'll have cashflow in NC. Play your cards right and you could have 4 STR's with just making the move! You got this!!

Best to get your license and then shadow a more experienced and successful agent. Do their grunt work so to speak, to be close to the action. Take notes. How are they generating leads? How are they talking to people? What systems are they using ? What kind of schedule do they keep? These are all key ingredients to success. Hearing their interactions will give you confidence to act on your own. Good luck!!

First, thank you for your service! I'm surprised no one has mentioned house hacking your current place to generate more cash to invest. Maximize the current place and give yourself more options. You could rent out a couple of rooms, pay down your current mortgage and then get a line of credit with the equity to go and purchase rentals in a better market, BRRR them to pay back your line and then sell your place when you PCS.
