Hey fellow investors 👋
Over the past few years, I got frustrated trying to find the right cities to invest in for long-term or short-term rentals.
Everyone has a "Top 10 Markets" list — but they never align with my goals. One focuses on appreciation, another ignores cash flow, and none are customizable. What if Job Growth is More Important for me?
I was constantly jumping between Zillow, Census data, Redfin, and spreadsheets... it was chaotic.

@Avani Bhakta from my personal experience in investing in my state (CA) and 2 other states, I think most if not all real estate agent/broker work in their "local" market. No offense to them, but they really know their market and they will only be able to help you in their market.
But as a true investor, since you are open for Out of state, I think you can (and should) always do your own research. You only know what you really want for your financial investment goals. Do you want to only focus on cash flow (VERY hard with current mortgage rate), or longer term ROI? Do you want to weigh on past appreciation trend, future potential growth? Safety rating, schools? Then, most importantly, which properties in those markets will be better for you?
Again, I personally think, do not get influenced by specific market based on people who only know that market. It should fit to your needs. You just need to find the right data and insights to help you.

I have been getting bookings for "workforce" housing in my STR in Lake County, not sure on Truckee. These are temporary workers like traveling nurse, doctors, solar installers, PG&E workers etc etc. These are normally booked by the company representatives for workers.

Thanks for sharing! Can you please share details of the calculation for 7%+ ROI? Is it with mortgage and what's the total investment?
