Any news on “workforce” housing and what does this even mean ? Anyone with a job that needs housing ?

I have been getting bookings for "workforce" housing in my STR in Lake County, not sure on Truckee. These are temporary workers like traveling nurse, doctors, solar installers, PG&E workers etc etc. These are normally booked by the company representatives for workers.

I think there are too many factors. Short term - new construction cost and thus new home price to go higher, possibly higher mortgage rate are coming. If this pushes for recession not sure how much that will impact price and more importantly supply & demand.  

What do you guys think?

I have been using AirDNA and Pricelab.co for the 3 STRs I have. They all give a good starting point. The best thing is also to rationalize it to your STR. Do you expect to be on top 10%, at median or lower than that? STRs work well if you can be on the top bracket, even if you need to invest in ROI friendly improvements/additions.

 yes, need to find rental comps supporting the higher rent and then convince rental agency for higher rates. They normally have also rent ranges based on area, bed, bath, sq ft range etc. But it's a range, so have opportunities to lean towards the higher side of the range.
