This is a great post. Any advice for a someone purchasing a duplex with only one recent comp within the last 12 months? How do I determine the value of the property?

@Peter Mckernan I'm not so upset about the lender. I want to be able to know that if we needed to we could sell the house, but I would like to find acceptable comps. I think I can find experienced brokers/investors in the area. Thanks!

My husband and I were suppose to close on our 2bd/1bath multi-unit next week and the underwriter has rejected the comps found by the appraiser. The problem is....there are no comps in the neighborhood, within a mile or that have been sold in the last 12 months. I don't think the seller used any comps to price the house and the only one property that would be considered a comp is $30k less. Which is great for us but there is only one. Has anyone experienced this??? Any suggestions would be appreciated.

@Levi T. I actually spoke to an attorney about it and he was able to see all the judgements against him and mine was peanuts. I was in like 6th position and I think the largest one was $25k. After that conversation I figured it wouldn't happen, but it doesn't hurt to try so I will. You never know he might show up with a check in hand.

@Laura Murray He doesn't have a full time job, he's 88. I think his age makes this situation so complex.

@Levi T. I know thats an option but I was a little discouraged because I know some of his income is protected. I'll try the garnishment summons. Thanks!

@Zack Broaddus I'm submitting a contract tomorrow and am trying to give my agent the language for either the "final inspection by the buyer before closing" and "subject to partner's approval". She is under the impression that I can not use them but I keep telling her you can. Also, is it possible to use both?

UPDATE.....The selling agent re-sent the release where she scratched out my husband's name and replaced it with her husband's name. We replied with our original release stating we would not be signing the release over to her husband and they signed it. I'm not really sure what changed. I have a few theories but they signed our release and our EMD is back in our bank account.

Thanks everyone for all your feedback to this post. Its truly been a learning experience and I've have some takeaways I can apply going forward. I really appreciate it.

@John Casmon I asked my realtor about that the other day. We have a pretty good relationship with our lender so if we do I wonder if that would help at all. We still would have to wait for them to sign and the selling agent stopped communicating. I know going forward we have other contingency options which is extremely helpful.
