Anyone know of a good/fairly priced RMLO in Charlotte, NC? I'm transitioning from being a landlord to an owner financier so naturally I'll need a good/fairly priced RMLO to help with deals. Any recommendations?

@Laurence Walsh-Hodson, direct mail without hesitation. It allows you to control what opportunities come to you. Based on my list and marketing message, I know a person who contacts me has equity which means I can make a deal happen provided we can agree on a price. Two, because I've told them how I buy i.e. quick, for cash, no commissions, no closing costs, etc. they have an understanding of my program. Don't get me wrong, I know investors who use bandit signs with success. For me the risk of being fined (illegal in my market) and the quality of leads that it generates just is not worth it to me.

@Adrian Hunt you don't need a lot of money to buy a house but you do need money to do this business. in terms of strategies, I would consider creative financing and wholesaling. Invest in your education and put together a solid marketing plan.

@Ashley Guzmancontact your local civil courts and request a list of recent "summary ejections." The research the cases that you're interested in by docket number. That'll tell you who the plaintiff and defendant are, property, etc.

@John Baker, what I mean is that as an investor your business card just as all of your marketing should promote what you do; help alleviate pain from home owners with distressed properties.

@Calvin Singleton stick with it! Life circumstances change. A no today can turn into a yes in the future. By consistently reminding your prospects that you are an option through your marketing, if/when they decide to sell they'll remember you. You'll never know if you stop mailing.

@Lee Schram, direct mail works. Having a solid list, compelling message, creative mail pieces, and consistently mailing is the key to any successful campaign.
