@James You If inspector doesn’t like it they have the authority to tell a homeonwner to put a structure back to its original state at the clients cost or get fined for a very long time and possibly eventually have a lien put on the property. Probably better to go to the local city building and safety and ask hypothetically if they were to convert the garage would the city allow it and what would the requirements be before making any upgrades or changes to the garage.

@Laith Ali my understanding is that if you flip it within 1 year, you'll be charged taxes at your normal tax rate, so it depends on what you make...and if you flip after 1 year, then it will be taxed as capital gains.

@Austin Hughes I agree with @matthew
@Matthew Paul . Sounds like its too early in your biz to hire the A Talent person. Go out and hire a part time Project Manager and test them out for 6 months...low salary..bonus structure...and then you can expand their hours and pay if it makes sense....always start small...then grow....let the business drive the expense.

@Ben Kirchner I HIGHLY recommend you hire a CPA to do your taxes. And I'd recommend it even if you didn't get into REI.
A good accountant will get you every dime you deserve and leave nothing on the table...all legally of course.
Reach out to the 10 smartest people you know and get recommendation for a CPA and find out their pricing.
If you need an 11th recommendation, DM me and I'll do an intro to my guy.
